The Ghaziabad Development Authority (GDA) has initiated a major urban expansion project with the proposed Harnandipuram Township, strategically located near the Delhi-Meerut Expressway and the Regional Rapid Transit System (RRTS) corridor. The township is expected to transform the region’s real estate landscape with modern infrastructure, smart amenities, and enhanced connectivity to Delhi.
Land Acquisition Underway in Eight Villages
The GDA has begun direct land purchases from farmers across eight villages: Mathurapur, Shamsher, Champat Nagar, Bhandara Khurd, Nagla Firozpur Mohan, Shahpur Nijmorta, Bhovapur, and Morta. The total land requirement is approximately 521 hectares, most of which is currently agricultural and will be converted for residential use under the Ghaziabad Master Plan 2031.
A private consultant has been appointed to prepare the Detailed Project Report (DPR) for Phase 1, expected within two months.

- Smart street lighting, efficient power management, and metro access
- A proposed elevated road behind Raj Nagar Extension to ensure signal-free connectivity to Delhi, modeled after the Hindon elevated road
Public Engagement and Farmer Compensation
The GDA has issued public notices inviting objections and is working with farmers to ensure fair compensation, considering the market rate of ₹40,000–₹50,000 per sqm, significantly higher than the current circle rates of ₹500–₹5,000 per sqm.
“We intend to take up planned development after procuring the land. The scheme is in public interest,” said Atul Vats, GDA Vice-Chairperson.
Urban Growth and Real Estate Impact
Harnandipuram is being developed under the CM Urban Expansion New City Promotion Scheme and is expected to mirror the success of Indirapuram. With over 5,000 residential units planned in Phase 1, the township is poised to become a new urban hub in Ghaziabad.
